These Terms and Conditions ("Terms") constitute a legally binding agreement between Daybreak Adventures Pty Ltd ("GuestReady") and you, being the owner, manager, or controller of a residential premises (“Property”) that you let out on a short-term basis ("Host"). The Host Terms herein set forth record the entire agreement between the Host and GuestReady and supersede all prior negotiations, understandings, representations, and agreements in relation to the subject matter of the Host Terms.
For the purposes of these Host Terms, "Short Term Rental" refers to a commercial arrangement that grants an individual or party (“Guest”) the right to occupy a Property for a period not exceeding three months at any one time. It is important to note that these Host Terms do not apply to traditional forms of short-term accommodation such as hotels and motels, nor do they encompass residential tenancies.

1. Scope of GuestReady Services

1.1 GuestReady shall provide the following services (collectively, the "Services") to the Host:
(a) "General Clean": A comprehensive cleaning Service performed after each guest checkout, as detailed in Schedule A ("Cleaning Checklist"). The General Clean includes, but is not limited to, dusting, vacuuming, mopping, sanitising surfaces, and preparing the Property for the next guest. The duration of each General Clean shall be determined by the size of the Property, as specified in Schedule A.
(b) "Deep Clean": An intensive cleaning Service available as part of the Premium package, the details of which are set forth in Schedule A.
(c) “Linen and Towel Service”: Provision and changing of fresh linens and towels after each guest checkout. The linen setup and number of towels as described in Schedule B are based on the Property size.
(d) "Consumables Replenishment”: Restocking of essential items, such as kitchen supplies and bathroom amenities as specified in Schedule B.
(e) “Key Exchange”: Management of key handover to guests upon check-in and collection of keys from the Property after checkout.
(f) “Turnover”: A general clean performed together with any other selected Services listed above to prepare the Property for a new Guest prior to their check-in.
1.2 The Host acknowledges and agrees that GuestReady does not provide any property management or maintenance Services beyond those explicitly stated in clause 1.1.
1.3 In the event that a General Clean requires additional time beyond the allocated duration specified in Schedule A due to the Property's condition, GuestReady reserves the right to charge for extra time. The fee for such additional time shall be charged at a flat Hourly rate as detailed in Schedule A.
1.4 The Host may opt out of the Linen and Towel, Consumables and/or Key Exchange Services. In such cases, GuestReady shall apply a corresponding discount to the Service fee, the details of which shall be provided upon request.
1.5 To facilitate the Key Exchange Service, the Host agrees to provide GuestReady with two sets of keys to the Property during the registration process.
1.6 The Host acknowledges and agrees that GuestReady is not a party to any agreement between the Host and guests booking the Property through third-party accommodation platforms ("Guests"). The contractual relationship exists solely between the Host and the Guests.
1.7 GuestReady's communication with Guests shall be limited to matters directly related to the Services provided under this agreement, specifically:
(a) Coordinating arrival times to ensure timely key handover;
(b) Providing necessary information for check-in and check-out procedures;
(c) Addressing any immediate issues related to cleaning or Consumables during the Guest's stay.
1.8 The Host remains solely responsible for all other aspects of hosting, including but not limited to:
(a) Setting rental prices and policies;
(b) Managing property listings on third-party platforms;
(c) Communicating with Guests regarding bookings, cancellations, or any matters not directly related to the Services provided by GuestReady.
1.9 GuestReady shall perform the Services with reasonable care and skill, in accordance with industry standards and applicable laws and regulations. GuestReady strives to ensure that the Property is fully prepared and suitable for a new Guest’s arrival. If, during a Turnover, tasks are identified that exceed the scope of the General Clean but are deemed essential for the purpose of a Guest’s arrival, GuestReady will make reasonable efforts to complete these tasks. The Host agrees that any such additional tasks will be automatically billed to them, with charges based on the additional time required. Hourly rates for extra charges are detailed in Schedule A.

2.1 The process of integrating the Host's Property into GuestReady's service system ("Onboarding") begins immediately following the consultation, during which the Host selects a pricing package and agrees to proceed with GuestReady's Services.
2.2 The Onboarding process consists of the following steps:
(a) Step 1: “Consultation”
Following the Host's selection of a pricing package, GuestReady initiates the Onboarding process by confirming Service details and scheduling subsequent steps.
(b) Step 2: “Account Setup”
(i) The Host agrees to add GuestReady as a Co-Host on relevant third-party accommodation booking platforms, such as Airbnb, Booking.com, Stayz, VRBO, etc.
(ii) GuestReady provides detailed guidance to assist the Host in granting Co-Host access.
(iii) The Host may set limitations on GuestReady's Co-Host permissions, ensuring that GuestReady has access solely to booking details (Guest information, booking dates and times of check-in) and messaging capabilities for key exchange coordination. Platforms such as Airbnb allow Hosts to customise Co-Host permissions, including options for "Calendar and Messaging Access" which restrict Co-Hosts from modifying pricing, accepting bookings, or managing payouts.
(iv) These permissions enable GuestReady to efficiently coordinate Services while maintaining the Host's control over other aspects of their listing.
(c) Step 3: “First Clean”
(i) GuestReady conducts an initial turnover clean ("General Clean") of the Property.
(ii) This step includes a thorough inspection to ensure the Property is fully prepared for ongoing services.
(d) Step 4: “Service commencement”
(i) GuestReady allocates two (2) business days to test and verify that all accounts are correctly synchronised.
(ii) During this period, GuestReady confirms that the Property is ready for regular Service Commencement.
2.3 The Host acknowledges that successful completion of all Onboarding steps are required before regular Services can commence.
2.4 Any delays in completing these steps due to Host-related issues may result in corresponding delays in Service commencement.

3.1 Upon successful completion of the Account Setup during the Onboarding process, the Host shall be prompted to sign up for a direct debit facility through a third-party payment processor (“Direct Debit”). This facility enables the remittance of payments from the Host to GuestReady. The Host must complete the Direct Debit registration form within seven (7) days of completing their Account Setup. Failure to do so may result in GuestReady restricting, suspending, or terminating the Host’s account.
3.2 To facilitate Direct Debit payments, the Host must provide GuestReady with the following details: Bank account name, Email address, Bank account number and BSB number.
3.3 The Host consents to the use of Direct Debit as the method of payment and authorises GuestReady to debit their account for all fees due and payable under this agreement. All debits will be processed securely in accordance with applicable laws and regulations governing electronic payments in Australia.

4.1 GuestReady offers pre-approved pricing for its Services, which are personalised based on factors such as Property size and location. Each Host is provided with a tailored quotation reflecting these variables. Prices advertised on GuestReady’s website (accessible via https://guestready.com.au) are provided as examples for guide purposes only and do not necessarily reflect each Host’s Property. These prices are subject to change at GuestReady’s discretion (“Price Variations”). Hosts will be notified of any price changes via their preferred communication method.
4.2 GuestReady offers two contract options:
(a) “Yearly” Contract: The 12 months “Fixed Term” option provides Hosts with discounted rates, the amount of which is subject to promotional offers available at the time of agreement. This contract is not affected by any Price Variation until the end of the Fixed Term.
(b) “Monthly” Contract: This option operates on a rolling basis, allowing Hosts to access Services month by month without committing to a Fixed Term. If any Price Variation occurs on a given month, such change will be automatically assumed for the following month.
4.3 Within each contract option, Hosts may choose from three Service packages:
(a) “Starter” Package: Includes General Clean and Consumables replenishment;
(b) “Standard” Package: Includes all Starter Package Services plus key exchange Services;
(c) “Premium” Package: Includes all Standard Package Services plus a monthly Deep Clean, which is automatically organised and carried out at discretion of GuestReady after every 10th Turnover.
4.4 Hosts must pay all relevant fees for the Services selected under this agreement via Direct Debit. GuestReady shall notify the Host at least seven (7) days prior to debiting their account ("Notice Period"). During this Notice Period, Hosts may dispute any charges by contacting GuestReady directly. Except as otherwise provided on GuestReady's website or within this agreement, all fees are non-refundable.
4.5 All GuestReady Services are carried out between 8am and 8pm; for any Service outside of these hours, a 20% surcharge will be applicable and if the Services are scheduled for a public holiday, a 30% surcharge will be applied.
4.6 The specific fees applicable to the Host's chosen package and contract term will be detailed in the personalised quotation provided to the Host and form part of this agreement.

Except as otherwise provided on GuestReady's website or within this agreement, all fees are non-refundable.
4.5 All GuestReady Services are carried out between 8am and 8pm; for any Service outside of these hours, a 20% surcharge will be applicable and if the Services are scheduled for a public holiday, a 30% surcharge will be applied.
4.6 The specific fees applicable to the Host's chosen package and contract term will be detailed in the personalised quotation provided to the Host and form part of this agreement.

5.1 GuestReady bears no responsibility for any cancellations or modifications made to a booking by a Host or a Guest in relation to a Property. The responsibility for such changes lies solely with the Host and the Guest.
5.2 GuestReady maintains communication with Guests regarding their check-in times for key delivery and checkout times for Property access and key collection. This communication is essential for coordinating turnover Services efficiently.
5.3 In the event of an unexpected delay from the Guest that was not pre-agreed upon, which affects GuestReady's ability to perform its Services as scheduled, GuestReady reserves the right to charge the Host up to $60 plus GST per each affected turnover.
5.4 GuestReady understands that plans can change and strives to accommodate the Host to the best of its ability. By being granted access as a Co-Host in the booking platforms, GuestReady promptly receives booking details, modifications, and cancellations. This allows GuestReady to arrange Turnovers in advance and ensure Services are performed correctly. If a Guest cancels or modifies a booking in a way that impacts pre-planned work, or if the Host manually requests a cancellation or modification outside of synchronised platform updates, the following charges will apply:
(a) At least 12 hours' notice before the scheduled Service time, no fee will apply;
(b) Less than 12 hours' notice before the scheduled Service time, a $30 plus GST late cancellation fee will apply;
(c) If a team member from GuestReady is already on-site at the time of cancellation, a $60 plus GST call-out fee will be charged.
5.5 It is at the Host's discretion whether and how they choose to recover any of these charges from their Guests.

(b) The Property complies with all relevant health and safety standards, including but not limited to fire safety requirements, smoke alarms, and emergency exits;
(c) The Host will remove or safely secure any valuable, fragile, or sentimental items from the Property before it is occupied by a Guest. This includes but is not limited to cash, jewellery, antiques, expensive artwork, important documents, and items of sentimental value;
(d) The Host will ensure that the Property is adequately insured for Short Term Rental use, including coverage for potential damage caused by Guests;
(e) The Host will provide GuestReady with accurate and up-to-date information regarding the Property, including access instructions, any special conditions or restrictions applicable to the Property, and any updates to booking schedules;
(f) The Host will ensure that the Property is clean, safe, and in a condition suitable for occupation by Guests at the commencement of GuestReady's Services;
(g) The Host will provide GuestReady with all necessary keys or access devices during the Onboarding process to facilitate key exchange Services; and
6.2 The Host acknowledges that failure to meet any of these obligations may result in delays or disruptions to GuestReady's Services. GuestReady shall not be held liable for any such delays or disruptions caused by the Host's non-compliance.
6.3 The Host agrees to indemnify GuestReady against any claims, losses, damages, or expenses arising from non-compliance with any of the warranties or obligations outlined in this clause.

7.2 The Host agrees to indemnify and hold GuestReady harmless against any claims, demands, damages, or expenses resulting from the use of its Services, except where such damages are directly attributable to GuestReady’s failure to exercise reasonable care.
7.3 The Host is encouraged to promptly report any concerns or damages related to GuestReady’s Services within 24 hours of Service completion. GuestReady will make reasonable efforts to address and resolve such issues in a timely manner.
7.4 GuestReady shall not be responsible for damages or loss to the Property, its contents, or linens resulting from pre-existing conditions or defects in the Property, or items left unsecured during or after Service delivery.
7.5 The Host acknowledges that GuestReady is not liable for loss or damage to valuable items, including but not limited to cash, jewellery, electronics, antiques, or sentimental items left in the Property during or after Service delivery. Hosts are advised to secure such items prior to the commencement of any Services.
7.6 GuestReady shall not be liable for delays or failures in performing its obligations due to circumstances beyond its reasonable control, including but not limited to natural disasters, fire, flood, war, terrorism, labor disputes, strikes, or other unforeseen events.
7.7 Nothing in this agreement shall exclude or limit liability for personal injury, fraud, or any other liability that cannot be excluded under applicable law.

8.2 Similarly, GuestReady may, as a courtesy to the Host, notify the Host if items within the Property are staged incorrectly (e.g., beds, appliances, furniture). GuestReady is under no obligation to correct staging issues or return the Property to its intended staged state. The Host acknowledges that failure to report or address staging issues does not constitute a breach of this agreement.
8.3 While GuestReady will make reasonable efforts to report any maintenance or staging concerns to the Host, it remains the Host’s sole responsibility to ensure that their Property is properly maintained and staged for Guests. GuestReady’s Services are focused on cleaning and turnover activities and do not include identifying, correcting, or managing maintenance or staging matters.
8.4 The Host acknowledges that any reporting related to maintenance or staging is provided as an optional courtesy and does not absolve the Host of their responsibilities in maintaining and preparing their Property. GuestReady shall not be held liable for any damages, losses, or inaccuracies arising from the absence or accuracy of maintenance reporting or item staging notifications.

9.3 If a Host disagrees with the revised Terms, they may terminate this agreement with immediate effect by notifying GuestReady in writing before the revised Terms come into force. The notification email from GuestReady will include information about the Host’s right to terminate the agreement.
9.4 If a Host does not terminate this agreement before the effective date of the revised Terms, their continued use of GuestReady’s Services will constitute acceptance of the updated Terms.

10.3 If the Host cancels this agreement within one month, regardless of whether the agreement is on a Monthly or 12-Months contract, any promotional discounts or offers that were applied to the Host’s account will become payable in full. The Host agrees to reimburse GuestReady for the full value of any such promotions utilised prior to cancellation.
10.4 The termination of this agreement does not affect any already scheduled Services. The Host must honour all scheduled Services prior to termination. Any applicable charges related to modifications or cancellations are governed by Section 5 of this agreement.

(a) For convenience, by providing the Host with 30 days’ written notice via email; or
(b) Immediately, without notice, if:
(i) The Host materially breaches these Terms;
(ii) The Host violates applicable laws, regulations, or third-party rights; or
(iii) GuestReady determines in good faith that termination is necessary to protect the safety or property of GuestReady or third parties.
10.6 If this agreement is terminated by GuestReady, the Host’s account and access to Services will be deactivated, and the Host will not be entitled to restore their account or register a new account without GuestReady’s prior consent.

11.2 Nothing in this agreement grants the Host any rights, licenses, or interests in GuestReady’s trademarks or those owned by third parties. All intellectual property rights remain the sole property of their respective owners.

The Host agrees to release, defend, indemnify, and hold GuestReady and its affiliates, subsidiaries, officers, directors, employees, and agents harmless from any claims, liabilities, damages, losses, and expenses, including reasonable legal and accounting fees, arising out of or in connection with these Terms. This indemnity shall survive the expiration or termination of this agreement.

The Host may not assign or transfer any benefit conferred by these Terms without GuestReady’s prior written consent. Any attempt to do so without such consent will be void and of no effect. GuestReady may assign or novate these Terms at its sole discretion without restriction. These Terms shall bind and benefit the parties, their successors, and permitted assigns.

These Terms are governed by and constructed in accordance with the laws of the State of Victoria, Australia. The Host submits to the exclusive jurisdiction of the courts of Victoria and the Federal Court of Australia sitting in Victoria.

Unless otherwise specified, any notices or communications required under this agreement will be provided by GuestReady via email, platform notification, or messaging service (including SMS).

The failure of GuestReady to enforce any right or provision under these Terms shall not constitute a waiver of future enforcement of that right or provision. A waiver shall only be effective if provided in writing by an authorised representative of GuestReady. If any provision of these Terms is found invalid or unenforceable by a court or arbitrator, that provision shall be enforced to the maximum extent permissible, and all other provisions will remain in full force and effect.
